Because of the scarcity of land and high population densities, the skyscrapers of Asia and the Middle East practice
the mix of functions: offices, shops, hotels, housing, but privileging the (very) high standing
to the detriment of a social mix, and by chasing the most modest populations towards the periphery. In
Europe, the precursors of the dual-usage are Russia and especially the United Kingdom.
In France, mixed neighborhoods with a diversity of functions in the horizontal, recognized as an alternative
to the obsolete model of zoning, emerge successfully on the outskirts of cities. The
Mixed high-rise buildings are more likely to animate urban hearts. The model
has an economic interest thanks to the pooling of services (restaurant, gym, security, ...)
and energy, produced and consumed, an economic interest. Yet, if it is common

especially for housing. In return, the occupants of the skyscraper require a brand image, which
can be satisfied by an upscale hotel chain or even by prestigious offices above. Moreover in France housing
must still be culturally identifiable as a private space (whereas in the United States the gardens are
open). A tall tower is a financial product
requiring a clear definition. Before being an architectural product, it is an economical product.
