But why build in height while the cost of building skyscrapers is higher than those of smaller buildings? There are many reasons, for population densities, availability and cost of land. Before the implementation of a skyscraper, as any construction project, studies are required to ensure the maintenance of the work and its realization in the best conditions.
When deciding on the launch of a skyscraper and after the first definitions of the specifications (which includes the objectives to be achieved), the client makes a call for tenders to architects worldwide. The project is of such magnitude that few qualified architects do it. The main contractor chooses the following main prerogatives: the integration of his project in the environment, the maximization of the interior space, the circulation in the building and the respect of safety rules. For example, the building must have a particular aesthetic, allow maximum profitability, be sufficiently comfortable and withstand high winds, fires, and earthquakes.
A skyscraper weighs several hundred thousand tons spread over a small area on the ground. For this reason, it is very important to carry out geotechnical studies in order to dimension the foundations that must be able to support it and allow it to withstand wind and earthquakes. So the nature of the terrain plays a vital role, the building must have a solid anchor. Depending on the nature of the terrain, it may be necessary to search in-depth for solid layers to support the building, the foundations can then reach 100m deep.
