It is the substitution of cast iron by steel that will allow to climb much higher and build the first skyscrapers. Second generation buildings no longer need to be supported by stone. Lighter and taller buildings are emerging. In 1885, the first skyscraper was completed. The "Home Insurance Building", designed by William LeBaron Jenney (a pupil of Viollet-Le-Duc in Paris), it was a steel structure and a "curtain" wall that only served to maintain the frame in place. The stone is now used for decoration. The structure "crustacean" is now replaced by a honeycomb structure that can be adjusted to infinity. The interior can be arranged as desired by the sponsor. These steel buildings have a definite advantage for traders as they can be opened to the outside thanks to large windows. Large windows that catch the eye of passersby on the street are emerging.

Chicago becomes the capital of modern architecture. Architectural agencies are multiplying. In particular, they invent windows adapted to these steel structures. "The Chicago Window" includes two small sash windows that can open and a large central unit that remains closed. All the space between the pillars and the steel beams remains open. Louis Sullivan, a former designer of the Auditorium Building, home to one of the world's first movie theaters, a hotel, and offices, signs the Carson Pirie. The decor is very elaborate, with stylized motifs relating to plants. The entrance, very art-deco, is expertly decorated with cast iron patterns below wooden doors.

After twenty years of architectural brilliance, at the beginning of the twentieth century, inventiveness disappears behind the nostalgia of the past. During the international exhibition organized in 1893 and supposed to celebrate the 400th anniversary of Columbus's discovery of North America, the temporary buildings are decorated with cupolas, acropolises, etc. In 1921, when the Chicago Tribune launched a competition for the construction of its new headquarters, the local newspaper received more than a hundred responses from around the world. Four projects are selected. Some are very innovative. But it is the most "retro" that is finally retained. In an art-deco style, he alternates dark and light, with a succession of slabs and windows. The whole building is made of steel, the rest is just a curtain wall, a decorative fantasy. Near the "Tribune", the "Wrigley" building is original in that it is in two parts, one of which is trapezoidal.
